Focus Property Group has developed Mountain's Edge since 2004, and the original plan called for as many as 22 separate neighborhoods across the full build-out — a scale that's part of why the community was the top-selling master plan in the country for two straight years starting in 2007. Because there's no single master HOA gating the whole community, each neighborhood's board (or its management company) makes its own painting decisions independently.

1. Walkthrough & Written Bid

We walk the property with the board or management company and provide a written bid ready for a vote — no assumption that a neighboring HOA's approval carries over.

2. Phased Scheduling

Work is scheduled in phases with resident notice posted in advance — clubhouses and amenity spaces rarely need to close completely.

3. Sherwin Williams Materials, Two Coats on Color Changes

Every job uses Sherwin Williams paint. If a clubhouse or common area is changing colors, that's a full two-coat application for even coverage.

4. Sign-Off & Insurance on File

Final walkthrough with the board or manager before the job closes out, plus a certificate of insurance on file for that neighborhood's association or management company.

Mountain's Edge is functionally dozens of separate HOAs sharing a common trail network and regional parks like Exploration Peak Park and Mountains Edge Regional Park, rather than one master association with sub-HOAs layered underneath it. When a management company reaches out about a clubhouse near, say, Paiute Park versus one on the western edge near the newer parcels, we treat those as entirely separate bids, boards, and insurance certificates — because they are.
