Inspirada dues are layered: every home pays into the master association, which funds shared parks and trails, and several villages — including Balera and Ceramista-area sub-communities — layer their own village association fee on top for a private clubhouse or pool. When we bid a job here, we confirm up front whether the request is coming from the master association's management company or a village-level board, since that determines who signs the contract and who gets the certificate of insurance.

Exterior color approval in Inspirada isn't a single published valley-wide list — it's handled directly by the Inspirada Community Association's Design Review Committee (DRC), village by village.

How Approval Actually Works

Per the Inspirada Community Association's own Design Review Guidelines, each single-family community within Inspirada has a minimum of nine approved color schemes, each built from four elements — a field/base color, fascia color, trim color, and accent color. Owners repainting are required to request the most recently approved scheme directly from the Association rather than color-matching existing paint, since paint fades over time.

Proposing a Different Scheme

The same guidelines allow an owner to propose a scheme outside the standard list, provided it follows the same four-color structure and specific light-reflectance-value (LRV) rules the DRC uses to keep neighboring homes in harmony. That kind of submission requires elevation drawings and color samples reviewed by the Committee.
